Getting Your Spring Home Ready to Sell This Winter
If you're planning to sell your Spring home next year, winter is a gift. Contractors are often easier to book, and you have time to prepare without the pressure of a listing date. Here's a simple plan.
Month 1: Take stock
Walk through the house as a buyer would.
Consider a pre-listing inspection to find what a buyer's inspector would.
Make a list: must-fix, nice-to-fix and skip.
Month 2: Repairs and refresh
Handle the must-fix items first: leaks, roof wear, electrical and plumbing issues.
Service the HVAC so you have a recent record to share.
Paint where needed in neutral colors.
Replace dated light fixtures and bulbs.
Month 3: Declutter and plan
Pack what you won't need before moving.
Clear counters, closets and the garage.
Plan landscaping that will look fresh by listing day.
Gather your paperwork
Pull together records buyers ask for: repair receipts, warranties, HVAC service records, any flood history, and your survey if you have one.
Watch the market
Keep an eye on sales of comparable homes nearby. When you're ready, I'll prepare a pricing analysis based on the latest sales.
How early should I start preparing to sell? Two to three months gives you time for repairs, decluttering and photos without rushing.
Should I wait to take listing photos? If you're listing in spring, consider waiting until the lawn and landscaping green up for exterior photos.
